Oxford’s Julep Project Moves Forward with Approval from Planning Commission

Exciting Development: Julep Project Gets Green Light from Planning Commission

In the charming city of Oxford, an exciting new residential project called “Julep” is set to take shape, bringing with it a fresh wave of enthusiasm for the growing community. The Oxford Planning Commission recently took a significant step forward by recommending approval for a request that will allow Oxford Utilities to provide essential services for the first phase of this expansive 855-acre development.

A Quick Overview of Julep

To give you a bit of background, the planned unit development (PUD) for Julep was initially approved back in 2019 by the Lafayette County Board of Supervisors. Now, as the project developers are eager to tap into Oxford’s water and sewer services, they need the go-ahead from city leaders. That’s where the Planning Commission comes in, and they voted on Monday to recommend the request be moved forward for further consideration by the Oxford Board of Aldermen.

What’s in Store for Phase One?

The approved request isn’t just a blanket approval; it includes a preliminary plat that specifically references the first phase of development, which will cover approximately 63 acres within the larger PUD. So, what can you expect from this first phase? Well, it’s planned to include:

  • Seven neighborhood center mixed-use/residential lots
  • 62 neighborhood general lots
  • 82 neighborhood edge-suburban lots

This means a variety of housing options for residents, ensuring that there’s something for everyone!

Vision for the Future

The entire Julep project is looking to stretch from Old Taylor Road all the way to Pea Ridge Road and, once fully completed—estimated to take about 10 to 15 years—will bring around 1,900 homes to the area. That’s a significant boost to the local housing market and will cater to the growing population of Oxford.

Infrastructure Improvements Required

With such a large-scale project in the works, it’s essential to address infrastructure needs as well. According to City Engineer Reanna Mayoral, the water demand for the completed Julep development is projected to be about one-quarter of the city’s current daily water demand. This demand prompts the requirement for constructing a new 16-inch water main that will run from Belk Boulevard to the site along Old Taylor Road. The developer will be responsible for covering the costs associated with these important infrastructure improvements.

Additionally, sewer service for the development is proposed to be managed through a gravity trunk line that will travel from South Lamar, using easements to connect to the city’s existing sewer mains.
