Oxford, Mississippi – In a bold move to accommodate a growing number of students, the University of Mississippi is all set to embark on a significant expansion of on-campus housing that will see 3,500 additional beds constructed by 2029. Talk about making college life even better!
Recently, the university has begun evaluating bids from private developers, signaling a pivot from their earlier plans announced last August, which aimed to build three new residence halls on the old Kincannon Hall site. Now, they’re expanding their horizons with a new strategy that keeps the Kincannon site but also includes more developments at several other locations.

The first new residence units are slated for completion by the summer of 2027, with the final touches expected no later than the summer of 2029. This timeline is sure to ramp up excitement among current and future students, especially with housing issues at critical levels!
Interestingly, the original plan for Kincannon hit a roadblock due to affordability concerns, as submitted bids went over the university’s budget. The new approach leans on collaboration with private developers who will take charge of construction and long-term management. This means less financial burden for students as the developers will oversee maintenance, custodial services, and landscaping for a whopping 45-year period, with options to extend the agreement even further.
This innovative public-private partnership (P3) model, gaining traction in many universities across the nation, aims to streamline student housing solutions smoothly. Although the timeline for selecting a developer was initially set for March 21, the university continued to finalize selections up until the end of the month, ensuring the best agreements are locked down.
The surge in housing demand largely stems from student enrollment skyrocketing recently. For instance, first-year enrollment nearly doubled from 3,037 in fall 2020 to about 5,973 in fall 2024. The campus is currently overflowing, with available beds stretched over 90% capacity, leaving only 5,687 bed spaces for enrolled freshmen!
Looking ahead, projections suggest enrollment could reach as high as 25,163 by the 2025-2026 academic year, making this housing expansion even more crucial. While the university has attempted to alleviate these pressures by negotiating master leases with nearby off-campus apartments, feedback indicates growing dissatisfaction with growth outpacing infrastructure.
As UM continues to roll out its housing expansion, students and former senate leaders alike show enthusiasm for opting for private investment, emphasizing how it could be a faster fix for the current housing crisis. Exciting plans are in place to offer students semi-suite and apartment-style units, with pricing caps ensuring rates don’t exceed 25% above current on-campus prices. Not to mention, a 1,000-spot parking garage is already under construction at the Kincannon site to help ease parking woes!
The push for increased on-campus housing is much-needed, especially with many students still on waitlists, desperate for a place to call their own. This expansion not only meets immediate needs but ushers in a brighter future for Ole Miss students.
